This website (mocatheagent.com) belongs to Rutheny Benoit ("Moca"), a licensed real estate agent (REALTOR®) in the State of Florida serving Central Florida.
Information you give us
When you answer our questions or book a call, you may give us your name, email, phone, and your answers about buying a home — your timeline, price range, area, and financing. If you call, text, or email, we receive what you share.
How we use it
We use your information to respond to you, prepare for your call, and help you buy or relocate, and to comply with the law. We do not sell or rent your personal information.
Your home search and sale
Details you share about the home you want or the home you own — your budget, timeline, preferred areas, financing, or a property address for a home value estimate — are used to help you buy or sell and to prepare for our conversation.
With your permission, we may share your contact details and needs with the people who help complete a transaction, such as a mortgage lender, title or closing company, home inspector, or the agent on the other side of the deal. We never sell your information or share it with anyone for their own marketing.
Text messages (SMS)
If you give us your mobile number and agree to receive text messages, Rutheny Benoit may text you about your request, your appointments, and related information. Message frequency varies. Message and data rates may apply. Reply STOP at any time to stop receiving texts, or HELP for help. Agreeing to receive texts is not a condition of any purchase or service.
We do not sell, rent, or share your mobile number or your text-messaging consent with third parties or affiliates for their marketing or promotional purposes. Your number is shared only with the service providers that help us deliver messages, and only for that purpose.
Visit statistics
To improve the site we count visits: the page, where the visit came from (for example Google or Instagram), the type of device, and an approximate city based on your IP address. We don't use cookies for this and we don't store your IP address. If your browser sends Global Privacy Control, your visits aren't counted.
Cookies and browser storage
Essential:

Third-party (set by those services, not by us):
- Calendly — the booking calendar may set its own cookies when it loads.
You can clear cookies and site data at any time in your browser's settings.
Other services we use
Calendly (booking a call), Fontshare (fonts), and Vercel (website hosting), which keeps standard server logs. Each service has its own privacy policy, which governs the information it handles.
Children's privacy
This website is not directed to children under 13, and we do not knowingly collect personal information from them.
